Spear Northwest, LLC
Portland, OregonMaintenance Technician (Residential Property Management)
About the role
Spear Northwest manages single-family homes, condos, and small multifamily buildings across the Portland metro. We're hiring one maintenance technician to handle our day-to-day repair work.
This is not an apartment complex job. You won't sit on one site all day. You'll run a route of work orders across the metro, manage your own day inside it, and work in occupied homes where people live. Most days are a mix of small plumbing and electrical, appliance troubleshooting, drywall and paint, door and window hardware, and punch work between residents. Schedule is Monday through Friday and typically 40 hours, though actual hours vary with workload.
What you'll do
• Complete assigned work orders across the portfolio, usually several stops a day
• Minor plumbing: faucets, toilets, angle stops, drain clears, disposals
• Minor electrical: outlets, switches, fixtures, GFCI, smoke and CO alarms
• Appliance troubleshooting, and knowing when a unit is done and should be replaced
• Drywall patch and texture, paint touch-up, trim, doors, hardware, caulking
• Turnover punch work between residents
• Preventive maintenance rounds: filters, water heater flushes, dryer vents, gutters, exterior caulk, occasional landscaping
• Log your time and materials on each work order in AppFolio, with a photo of every receipt
• Close out each job with before and after photos and a clear completion note describing the work
• Flag anything outside scope that needs a licensed contractor, early rather than late
What we need
• 3+ years hands-on maintenance or handyman experience, residential preferred
• Valid driver's license, clean driving record, and an insured vehicle you can haul materials in
• Comfortable on a smartphone all day: work order app, photos, email, texting
• Steady and professional with residents. You're often the only person from our company they meet face to face
• Familiar with fair housing and resident privacy expectations, or willing to learn ours
• Available for occasional after-hours emergencies
• Able to pass a skills assessment. Offers are conditional on a background check.
What we offer
• Mileage reimbursed at the IRS standard rate, portal to portal
• Paid time off
• You run your own route and manage your own day
To apply, send a resume or a short summary of your work history.
